Why Do you need a realtor for a new construction home?

What is the benefit for you as a buyer in using a Realtor when purchasing a new build, or a new construction home? Can’t you just walk in and deal directly with the Sales Person? Well, the short answer is Yes! You could definitely do that…but what are the advantages of having a Realtor represent you throughout the transaction? Here are just three good reasons:

  1. We represent YOUR interests and liaison between you and the builder. The salesperson works for…well you guessed it, the builder!

  2. We can help negotiate in your behalf for incentives, builder credits and more! The things they don’t advertise, we ask for and try to get you! (Think window coverings, sometimes appliances, etc.)

  3. We oversee the process and guide you in negotiating necessary repairs after staggered home inspections and prior to closing.

A good Realtor will be there through the whole process! Personally, I like to drop by periodically and take progress photos. It’s exciting to see the progress, and I am there for every single step of it! Unlike the Promulgated Forms from The State of Texas that protect the consumer (you), the builder contracts are written by the builder and each one is different. This is the advantage to having an educated Realtor there to represent your interests.
